Happy 4th of July! It is a great time to reflect on how lucky we are to live in the U.S. and why it is so important to celebrate our independence. I am very thankful to all of those who help protect us and our country, from the police officers who keep us and our communities safe, to our fire fighters and first responders who are there when we need them and our military who protect us and our country everyday, allowing us to sleep peacefully at night. Here is the July 30A Real Estate Update! The first half of 2018 is over, and the numbers are impressive. The sales are averaged over the past twelve months.
West End of 30A, Gulf Front Detached Single Family Homes: There are currently 17 active gulf front single family homes on the market. The lowest being $2,250,000 with 1279 sq ft and the highest being $5,490,000 with 6500 sq ft. There is one pending home at $3,295,000 with 3349 sq ft. There have been thirteen Gulf Front single family homes sold in the past year with the lowest being $1,600,000 with 1280 sq.ft. and the highest being $5,056,250 with 5983 sq.ft. The average gulf front sale is $3,381,599 at an average of 95% of list price, 3399 sq.ft. and averaging $1,076.45 per sq.ft. and 225 days on the market.
West End of 30A, Non-Waterfront Detached Single Family Homes: There are currently 169 active non-waterfront single family homes on the market. The lowest being $189,000 with 858 sq.ft. and the highest being $5,695,000 with 8493 sq.ft. The average home available is listed at $1,087,035 with 2767 sq.ft. There are 45 pending properties with the average being $1,104,396 with 2660 sq.ft. There have been 302 properties sold in the past year with the low being $195,000 with 1040 sq.ft, and the highest sale being $10,100,000 with 6933 sq.ft. The average sale over the past year is $811,219, with 2396 sq.ft. averaging 97% of list price, $312.61 per sq.ft and 142 days on the market.
East End of 30A, Gulf Front Detached Single Family Homes: There are currently 31 active gulf front single family homes on the market. The lowest being $2,400,000 with 800 sq.ft. The highest gulf front home is $12,500,000 with 9166 sq.ft. The average gulf front home is listed at $5,596,093 with 3572 sq.ft, averaging 1627.85 per sq.ft. There are three pending homes, with the average being $4,665,000 with 3138 sq.ft. There have been 25 gulf front homes sold with the lowest being $1,400,000 with 672 sq.ft. The average gulf front home sold at $4,346,140 with 3705 sq.ft. at 93% of list price, averaging $1424.57 per sq.ft. and 265 days on the market.

There have been 669 non-waterfront properties sold in the past year, with the lowest being $250,000 with 672 sq.ft. The highest priced sale has been $7,350,000 with 7444 sq.ft. The average home sold at $1,259,278 with 2686 sq.ft. averaging 96% of list price, $442.42 price per sq.ft and 165 days on the market.
