Take a look at the numbers for our area. With all that has occurred throughout 2020, we have held our own in the real estate arena.

During the past year, our area has been awarded two distinctions, “Best Beach, Grayton Beach” and ranked #1 in Investment properties throughout the U.S.  Both distinctions have helped place our area in front of buyers that usually travel outside the U.S. to vacation or own vacation properties in other areas. It has certainly raised our profile with buyers outside our normal feeder areas.

Take a look at the numbers. I have included both Detached Single-Family Homes, Gulf Front, and Non-Gulf Front,.

Rosemary Beach

There have been 2 gulf front sales, first $3,295,000 with 1680 sq ft with 136 days on the market, and second at $10,200,000 with 5208 sq ft and 1375 days on the market.

There are currently 32 available non-gulf front homes ranging from $1,399,000 to $8,100,000. The average property is $3,747,156 with 3351 sq ft, priced at $1100.74 per square foot, and 290 days on the market.  There are currently 10 pending properties ranging from $1,150,000 to $4,599,000. The average pending sale is $2,604,500 with 3656 sq ft, with 97 days on the market. There have been 46 sales ranging from $1,250,000 to $4,000,000. The average sale is $2,246,717 with 3032 sq ft, selling at 94% of list price at $748.49 per sq ft and 197 days on the market.

Alys Beach

There has been one gulf front sale at $10,000.000 with 3631 sq ft and 4 bedrooms, 4.5 baths with 37 ft of waterfront, and 198 days on the market. There are currently 11 active non gulf front properties ranging $3,100,000 to $6,395,000. The average sale is $4,384,045 with 3737 sq ft, priced at $1202.96 per sq ft, and 85 days on the market. There are currently 20 pending sales ranging from $2,095,000 to $5,775,000 with the average pending sale being $3,673,300 with 3398 sq ft, and 35 days on the market.  There have been 47 sales ranging from $1,800,000 to $6,200,000 with the average property being $3,686,192 with 3379 sq ft, selling at 98% of list price at $1,078.23 per sq ft and 113 days on the market.

Watersound Beach

There are currently 2 pending sales at $5,445,000 with 5738 sq ft and 64.62 ft of waterfront and $6,695,000 with 4853 sq ft and 42 ft of waterfront.  There has been 1 sale at $5,495,000 with 4433 sq ft, 52 ft of waterfront, and 289 days on the market.

There are currently 14 non-gulf front properties available ranging from $2,625,000 to $4,695,000 with the average property being $3,445,993 with 4118 sq ft, priced at $843.14 per sq ft and 362 days on the market. There are currently 11 pending sales ranging from $1,795,000 to $4,450,000 with the average pending sale of $2,724,273 with 3776 sq ft and 155 days on the market. There have been 47 sales ranging from $915,000 to $4,750,000. The average sale is $2,399,180 with 3500 sq ft, selling at 94% of list price and $671.71 per sq ft, and 240 days on the market.

Seagrove

There is currently one pending gulf front property at $14,995,000 with 9051 sq ft, priced at $1656.72 per sq ft, and 112 days on the market.  There have been 3 gulf front sales ranging from $4,100,000 to $8,995,000 with the average sale being $6,981,667 with 4489 sq ft, selling at 99% of list price, selling at $1644.78 per sq ft and 26 days on the market.

There are 22 non-gulf front properties available ranging from $549,999 to $4,664,000 with the average property being $2,313,909 with 3370 sq ft and priced at $693.83 per sq ft and 167 days on the market. There are currently 3 gulf front properties available ranging $1,830,000 to $9,995,000 with the average property $5,273,333 with 2548 sq ft and $2,346.21 per sq ft and 116 days on the market. There are 2 pending properties, first at $1,690,000 with 672 sq ft and second at $6,199,000 with 2744 sq ft and 117 days on the market. There have been 7 sales ranging from $1,700,000 to $6,250,000. The average sale is $3,607,143 with 2020 sq ft, selling at 95% of list price and $1960.97 per sq ft at 297 days on the market.

There are 5 active non-gulf front properties ranging from $1,598,000 to $3,500,000 with the average listing being $2,688,600 with 3060 sq ft, priced at $981.99 per sq ft and 122 days on the market. There are 2 pending sales at $1,580,000 with 1192 sq ft and 46 days on the market and $2,350,000 with 2750 sq ft and 479 days on the market. There have been 16 sales ranging from $750,000 to $4,191,655 with the average sale being $2,005,010 with 2236 sq ft and selling at 96% of list price, at $924.51 per sq ft and 134 days on the market.

There have been 3 gulf front sales ranging from $2,919,555 to $3,999,900 with the average sale being $3,339,818 with 2537 sq ft, selling at 86% of list price at $1,322.06 per sq ft and 496 days on the market.

There are 24 non-gulf front active properties ranging from $1,099,000 to $4,400,000 with the average property being $2,692,079 with 3752 sq ft and priced at $709.29 per sq ft with 113 days on market. There are currently 27 pending properties ranging from $989,900 to $4,195,000 with the average pending being $2,230,904 with 3367 sq ft and 94 days on the market. There have been 104 sales ranging from $840,000 to $5,500,000 with the average sale being $1,987,561 with 3323 sq ft, selling at 96% of list price, $581.82 per sq ft and 135 days on the market.

Grayton Beach

There are two gulf front property sales ranging from $3,700,000 to $5,700,000 with the average property being $4,700,000 with 3863 sq ft selling at 96% of list price at $1570.85 per sq ft and 266 days on the market. There are currently 5 pending sales ranging from $1,075,000 to $2,898,000 with the average being $2,004,400 with 3145 sq ft and 321 days on the market. There have been 13 sales ranging from $587,000 to $3,100,000 with the average property being $1,610,808 with 2582 sq ft and selling at 92% of list price at $678.70 per sq ft and 184 days on the market.

Blue Mountain Beach

There is one gulf front property available at $3,875,000 with 4267 sq ft, priced at $908.13 per sq ft, and 285 days on the market. There has been 1 sale at $3,700,000 with 1967 sq ft, selling at 93% of list price and $1881.04 per sq ft and 167 days on the market.

Gulf Place Condominiums and Townhomes

There are currently 8 properties available ranging from $325,000 to $854,900 with the average price being $501,350 with 972 sq ft, priced at $517.75 per sq ft, and 272 days on the market. There are currently 19 pending sales ranging from $334,900 to $890,000 with the average pending sale being $558,884 with 1322 sq ft and 184 days on the market. There have been 19 sales ranging from $270,000 to $526,000 with the average sale being $355,211 with 744 sq ft, selling at 97% of list price at $501.65 per sq ft and 86 days on the market.
